Constructing at Schumacher Quartier

Over 5,000 flats, a sustainably planned neighbourhood with specific measures in terms of construction and energy supply, a prime location – and the chance to be part of it.t.
In the Schumacher Quarter, plots of land have been set aside for various stakeholders. In addition to the state-owned housing companies, land has also been reserved for housing cooperatives and building groups.
Who is building in the Schumacher Quarter?
50% of the apartments in the Schumacher Quartier are being built by the state-owned housing authorities degewo and GESOBAU, while 10% are reserved for providers of student housing.
The remaining plots of land are not awarded to the highest bidder, but exclusively to entities dedicated to the public good. As part of so-called concept-based procedures, they are granted to cooperatives and building groups under leasehold rights.
Current Status
The concept process will begin as soon as development plan 12-62ab provides the necessary legal certainty. The allocation of the construction lots for Phase 1 has not yet been finalized. We will provide an update as soon as a binding start date has been set and thank all interested parties for their patience.

With the takeover of the site in August 2021, preparatory construction measures began, in particular the clearance of explosive ordnance. Following the removal of existing contaminated sites, the first civil engineering measures for technical development began in 2022/2023. The same applies to the conversion and renovation work on the existing buildings in the Urban Tech Republic. Construction of the first residential buildings in the Schumacher Quartier will begin in 2026.
We anticipate a realization period for the entire Berlin TXL project of around 20 to 30 years.
The first residential buildings in the Schumacher Quartier are expected to be completed from 2028; the last ones in the 2030s. Construction work in the Urban Tech Republic will probably continue for another ten years, but may take less or more time depending on the economic situation.
Half of the space in the Schumacher Quartier will go to state-owned housing companies. The other half will be offered to housing cooperatives, building groups and providers of special forms of housing (e.g. student apartments), also as part of the allocation of heritable building rights.
The landscape area, the landscape park and the neighborhood park in the Schumacher Quartier are available to the general public. No heritable building rights can be acquired here.

No privately owned apartments are available in the Schumacher Quartier. As part of a concept selection process, land will be granted to building groups and cooperatives under a leasehold arrangement. The concept selection process will begin as soon as the relevant zoning plans are available. We will publish updates on our website.
