Anyone who chooses to live in Tegel and moves to the Schumacher Quartier is opting for a neighbourhood that combines a sense of community, open spaces and a high quality of life. A variety of housing options and a high proportion of social housing make the neighbourhood a home for everyone – colourful, vibrant and affordable.
Location & Connections
The Schumacher Quartier is situated in north-west Berlin, right on Kurt-Schumacher-Platz in the Reinickendorf district. The Kurt-Schumacher-Platz and Scharnweberstraße underground stations on the U6 line provide a fast and reliable connection between the neighbourhood and the city centre: the city centre can be reached in 20 to 25 minutes. To the west lies the extensive Tegeler Stadtheide landscape park, whilst Lake Tegel and the Jungfernheide forest are right on the doorstep.

In the Schumacher Quartier, public spaces and green spaces are not just places to pass through – they are places to linger, to meet others and to share experiences.
A spacious, freely accessible landscape park is the perfect place for a stroll, a picnic or simply to relax. With its shaded areas, tables and viewing stands, it serves as the neighbourhood’s green living room.
Anyone who wants to get active will find everything their heart desires in the neighbourhood: a sports field, a bouldering wall, streetball, frisbee golf, an obstacle course and calisthenics stations.
How can I rent an apartment in the Schumacher Quartier?
Berlin TXL Management GmbH does not let out flats itself. The first flats will be ready for move-in from 2028. Anyone wishing to rent a flat in the Schumacher Quartier should please contact the housing associations responsible for the development directly. For the Schumacher Quartier, this is degewo on the first building plot and, in the next phase, GESOBAU.
The first apartments are expected to be ready for occupation from 2028 and will be let by the state-owned housing companies degewo and GESOBAU. The proportion of subsidized rents will be approximately 35-40 per cent in the quarter.
The rents are set by the state-owned housing companies. These are bound by the requirements of the state of Berlin, which are intended to ensure affordable housing. At a later date, housing cooperatives will also rent apartments in the Schumacher Quartier. All the latest information will be available here in due course.
- The Schumacher Quartier is well connected to Berlin city center via the two subway stations “Scharnweberstraße” and “Kurt-Schumacher-Platz” on the U6 line. The district can also be reached via several bus stops on lines X21, M21, 125, 128, 221 and N6.
- Bus line 109 runs to the Urban Tech Republic terminus, which is also the meeting point for the site tours for the entire Berlin TXL project. Before that, it also stops at the General-Ganeval-Brücke for the exit to the Infocenter Berlin TXL. You can find the route to the Urban Tech Republic stop here.
- With the further development of the Urban Tech Republic and the Schumacher Quartier, new public transport connections are to be expected. In future, there will also be a streetcar connection.

Following the closure of Tegel Airport, nearly 30,000 apartments can be built on the site itself and in the surrounding area, which will significantly ease the situation on Berlin’s housing market. In Spandau and Reinickendorf, there are also plans to designate neighborhood preservation zones to minimize the pressure for gentrification following the airport’s closure. Federal measures (such as rent controls) also apply here. In addition, the so-called ISEK (Integrated Urban Development Concept) “Umfeld Berlin TXL” was developed for the area surrounding the airport. The goal is to integrate the Urban Tech Republic and the Schumacher Quartier as seamlessly as possible with the existing neighborhoods around them.
The first flats in the Schumacher Quartier are expected to be ready for moving in from 2028. The allocation of the approximately 2,500 residential units, which are being built by the state-owned housing companies, will be handled directly by the housing companies degewo and GESOBAU. Berlin TXL Management GmbH itself will neither build nor let any flats.
